Snowbird season runs from October through April, with peak activity between November and March. More than 810,000 seasonal travelers flock to Florida annually to escape the cold. However, a snapshot of 2025 and 2026 migration patterns reveals a more nuanced picture for retirees eyeing the state.

In 2025, 45,696 people over age 65 moved to Florida, but 44,881 retirees left during that period. This near parity marks a significant shift from Florida's decades-long reign as the undisputed retirement capital. Many older Americans are now making "halfback" moves toward temperate, affordable destinations including the Carolinas, Georgia, and Tennessee.

On the Treasure Coast specifically, demand for luxury homes, waterfront properties, golf communities, and coastal lifestyles remains strong, fueled by continued migration from Palm Beach, Miami, and other high-cost markets. The Treasure Coast provides the same Florida dream with less congestion, lower density, and a stronger sense of community.

**What it means for you:** If you're testing the Treasure Coast this October, you're arriving at an ideal moment—fewer crowds compete for housing inventory than during peak January-March months, and early arrivals can negotiate better seasonal rental rates. Yet rising property insurance and living costs are reshaping who stays long-term, so confirm healthcare and insurance details before committing to a purchase.
